Abstract

Construction projects require systematic planning and scheduling to be completed within the stipulated time and budget. Residential building projects often face delays due to material shortages, labour issues, design changes and poor coordination. Tools such as Primavera P6 assist in organising activities, establishing logical relationships, preparing baseline schedules and monitoring progress through the Critical Path Method (CPM). This review examines construction planning and scheduling techniques, major causes of delay, and delay-impact analysis methods, drawing on previous studies related to baseline scheduling quality, delay assessment and mitigation strategies. Building on these findings, a practical framework is proposed for analysing time and cost impacts in a G+2 residential building project, supporting the development of an organised schedule and effective delay-mitigation approach.
